Google Ads, Managed With AI

Motivated sellers search Google before they ever answer a text. A properly built Google Ads account puts you in front of them at the exact moment they type "sell my house fast" — and unlike outbound, those leads come to you. One flat monthly fee covers the whole engine: account, landing page, tracking and ongoing optimization.

Who This Is For

Investors, wholesalers and agents who want inbound seller leads to complement outbound SMS and calling. It suits operators in one clear market who can commit to a consistent ad budget for at least 90 days, because Google needs that long to learn who your buyers are.

How AI Runs Your Campaigns

AI does the repetitive, high-volume work that used to eat a manager's week, and I make the judgement calls on top of it. In practice that means:

  • AI-assisted keyword and competitor research, refreshed monthly rather than quarterly
  • Dozens of ad copy variations generated and tested against each other, not two or three
  • Automated negative keyword mining so irrelevant clicks are filtered continuously
  • Google's own smart bidding, steered by conversion data rather than left on default
  • Search term and landing page analysis to spot wasted spend early
  • Human review on every budget and strategy decision — AI proposes, I decide

The result is faster iteration than manual management allows — many more ad variations tested, and wasted spend caught in days rather than at the end of the month.

Pricing

Your ad spend is separate and paid by you directly to Google. Recommended starting budget is $500 or more per month. My fee covers management only, and the ad account stays in your name.

The First 30 Days

Google needs consistent spend and time to learn. Here is what to expect so the early weeks make sense.

Weeks 1 – 2

Data Gathering

Campaigns launch and Google begins its learning phase. Budget must be spent consistently in this window so the system can understand your audience. Leads may be limited or inconsistent, and that is completely normal.

Weeks 3 – 4

Leads Start Building

Google has collected conversion data and starts finding more of the right people. Meaningful, more consistent lead flow typically begins here as we refine keywords, ads and bids around what is working.

Month 2 Onward

Optimization and Scale

With real data behind the account, cost per lead comes down and volume becomes more predictable. From here we scale what works and cut what does not, week by week.

FAQ

PPC FAQ

How much should I budget for ads on top of the fee?
At least $500 a month to start, paid directly to Google. Below that, Google does not gather enough conversion data to optimize and you end up paying for the learning phase without ever reaching the payoff.
How exactly is AI used in managing my campaigns?
For research, ad copy generation, negative keyword mining and search term analysis — the volume work. It lets me test far more variations than manual management allows and spot wasted spend within days. Every budget and strategy decision is still mine, not automated.
Who owns the Google Ads account?
You do. It is created in your name with your billing attached, and I work inside it as a manager. The same applies to the landing page and all conversion data.
When will I see leads?
Usually some in weeks three to four, with predictable volume from month two. The first fortnight is Google's learning phase and the numbers from it are not representative.
Does PPC replace my SMS campaigns?
No. SMS reaches owners who are not actively looking; PPC catches the ones already searching. They produce different leads at different costs, and most operators run both.
