Weekly Market Watch: how many North Carolina land parcels and homes are selling, tax delinquent, in pre-foreclosure or owned out of state, and the news that matters for investors this week.
This guide is the detail behind a service I run for clients. If you would rather hand it over than do it yourself, see Land Investor Marketing.
North Carolina has 1,130,490 vacant land parcels and 3,255,606 single-family homes in DealMachine's records as of 2 Nov 2026. About 185,037 land parcels (16.4%) are owned by people who live outside the state, and 89,125 (7.9%) are flagged as tax delinquent. Statewide home sales are slowing: closed sales fell 11% year over year in September while the median price held at $370,000, and homes are sitting longer across nearly every price point.
Source: DealMachine. Counts from DealMachine's property database, pulled 2 Nov 2026, using the "Vacant Land" and "Single Family" property types for the whole state. "Recently sold" uses DealMachine's recent-sale flag; "out-of-state owner" means the owner's mailing address is outside North Carolina; "tax delinquent", "pre-foreclosure", "vacant" and "pre-probate" are DealMachine's own record flags. Shares are each count divided by that property type's statewide total. Coverage depends on county records, so treat these as a picture of the lists you can actually pull, not an official census. Land changes compare with my 19 Oct 2026 DealMachine pull of every state; this is the first housing pull for North Carolina, so the housing change column starts next time. I am a DealMachine, PRYCD, Land Portal and Smarter Contact partner and may earn a commission from links on this page. Full disclosure.
| Metric | Count | Share of parcels | Change vs last pull |
|---|---|---|---|
| All vacant land parcels | 1,130,490 | 100% | +1,194 (+0.1%) vs 19 Oct |
| Recently sold | 47,646 | 4.2% | −2,119 (−4.3%) vs 19 Oct |
| Out-of-state owners | 185,037 | 16.4% | +2,249 (+1.2%) vs 19 Oct |
| Tax delinquent | 89,125 | 7.9% | +30,721 (+52.6%) vs 19 Oct |
Source: DealMachine, pulled 2 Nov 2026. The number that jumps out is tax delinquency: 89,125 land parcels, up by about half on the 19 Oct pull while the parcel total barely moved. A jump that size in two weeks almost certainly means new county delinquency records reached DealMachine, not that 30,000 owners stopped paying overnight, so I will check whether it holds on the next North Carolina update. Either way, it is the list you can pull today, and roughly one in twelve North Carolina land parcels now carries the flag. The recent-sale count slipped about 4%, in line with the slower housing numbers below. Out-of-state ownership is lower than Florida's (16.4% against 23.3%), but 185,037 absentee parcels is still a large, mailable pool.
| Metric | Count | Share of homes | Change vs last pull |
|---|---|---|---|
| All single-family homes | 3,255,606 | 100% | First pull (new baseline) |
| Sold in the last 12 months (recent sale flag) | 131,737 | 4.0% | First pull (new baseline) |
| Pre-foreclosure | 2,412 | 0.1% | First pull (new baseline) |
| Vacant | 36,567 | 1.1% | First pull (new baseline) |
| Tax delinquent | 163,583 | 5.0% | First pull (new baseline) |
| Pre-probate | 3,186 | 0.1% | First pull (new baseline) |
| Out-of-state owners | 234,882 | 7.2% | First pull (new baseline) |
Source: DealMachine, pulled 2 Nov 2026. North Carolina's housing picture is the mirror image of Florida's: far fewer pre-foreclosures (2,412) but a much bigger tax-delinquent pool (163,583 homes, 5.0% of the state). Pre-probate is only flagged where DealMachine has a matching record, so do not read it as the true number of inherited homes. Pre-foreclosure, vacant and tax-delinquent homes together give you a working list of roughly 200,000 properties before you remove overlaps.
Slower sales and almost six months of supply mean more North Carolina owners are holding property longer than they planned. My practical take for this month:
None of this guarantees deals. Response rates depend on your list, your offer and how fast you follow up.
The counts on this page come from DealMachine; you can pull the same North Carolina lists yourself. For land comps and mapping I use PRYCD and Land Portal, and for texting owners, Smarter Contact. See land investor marketing and SMS marketing if you would rather I run it for you. Last week's update covered Florida.
Tell me whether you buy land or houses in North Carolina and I will tell you which list I would pull first and how I would reach the owners.
