Why Investor SEO Is Not Agent SEO

Almost every real estate SEO agency is built for agents. They optimise for “homes for sale in [city]” and chase buyers browsing listings. That is a different business to yours. You are not trying to be found by buyers — you are trying to be found by an owner at the moment they decide the house is a problem they want gone.

Those searches look nothing alike. “Sell my house fast [city]”, “we buy houses [city]”, “sell inherited house”, “stop foreclosure [state]”, “sell rental with tenants”. Low volume individually, extremely high intent, and in most markets the competition is three cash-buyer sites with thin content and no technical foundation.

Why SEO Is Worth It Alongside Outbound

I run SMS and cold calling for a living, so take this as a fair comparison rather than a pitch: outbound reaches owners who are not looking yet, and you pay for every touch, every month. SEO reaches owners who are already looking, and the cost does not scale with volume.

  • Outbound — immediate, predictable, and the cost rises in step with volume. Stop paying, it stops
  • SEO — slow to start, then the same page keeps producing leads with no per-lead cost
  • Intent — an owner searching “sell my house fast” has already decided. A cold text has to create that decision
  • Competition — investor keywords are far less contested than agent keywords. Several have difficulty scores under 15

The right answer is almost always both. Outbound pays the bills this quarter; SEO lowers what next year costs. If you only do one, do outbound — it works faster. If you can afford both, the compounding is real.

What I Actually Do

Technical foundation

  • Crawlability, indexation and site architecture so every page can actually be found
  • Core Web Vitals and mobile performance — most investor sites are slow and lose rankings for it
  • Schema markup so search engines and AI assistants understand who you are and what you buy
  • Google Search Console and analytics configured properly, so decisions come from data
  • Internal linking that concentrates authority on the pages meant to convert

Pages that earn the rankings

  • Market pages built around the phrases owners in your area actually type
  • Situation pages — probate, pre-foreclosure, inherited, tired landlord, vacant — which match how sellers describe their own problem
  • Proof content: real deals, real numbers, real timelines. The strongest ranking asset most investors already have and never publish
  • Comparison and question content that captures research-stage searches before a competitor does

Local and market pages

One page per market you genuinely buy in — not fifty thin city pages with the name swapped, which Google has been filtering out for years. Each page covers that market's actual conditions, the kinds of deals you do there, and real proof. Fewer, better pages beat volume every time in this niche.

What SEO Will Not Do

It will not produce leads next week. First meaningful movement is typically three to four months, and competitive “we buy houses” terms in large metros can take a year. Anyone promising page one in 30 days is selling you something that will not survive an algorithm update.

It also will not fix a business that cannot convert. If inbound leads currently go unanswered for a day, more of them will not help. Sort lead routing and follow-up first.

How This Fits With Everything Else

SEO, PPC and SMS are not alternatives. Paid search tells you within weeks which phrases actually convert in your market, and that evidence tells SEO what to target — so running PPC first makes the SEO work cheaper and better aimed. Meanwhile outbound keeps the pipeline full while the organic rankings build.

FAQ

Real Estate Investor SEO FAQ

How long does SEO take for a real estate investor site?
Expect three to four months for meaningful movement and six to twelve for competitive terms in larger metros. Long-tail situation pages, like selling an inherited house in a specific market, move faster because almost nobody optimises for them properly. Anyone promising page one inside a month is describing something that will not last.
Is SEO better than PPC for real estate investors?
They answer different questions. PPC gives you traffic today and tells you within weeks which phrases convert in your market. SEO takes months but the leads do not carry a per-click cost. The efficient sequence is PPC first to find the converting phrases, then SEO to own them organically.
Do I need a separate page for every city I buy in?
Only for markets you genuinely operate in. Thin, templated city pages with the name swapped have been devalued for years and can drag down the rest of the site. Three detailed market pages with real deals and local specifics outrank thirty generic ones.
Can SEO work if my website is just a basic landing page?
Not well. A single landing page has nothing for Google to rank beyond one phrase, and nothing for a seller researching their situation. You need pages that answer the questions owners actually ask before they call anyone.
Will this help me show up in ChatGPT and AI search?
It is the same foundation. AI assistants cite sources that are crawlable, clearly structured, marked up with schema and specific enough to quote. Vague copy that could describe any investor gets ignored; concrete numbers and clear entity markup get cited.
