Disclosure first

I am a recommended partner for both Smarter Contact and Launch Control, and I earn a commission if you sign up through my links. You should weigh this review knowing that. I have also sent 23.2 million messages through these platforms on client accounts, which is the reason the review is worth reading at all — and why I am willing to put the criticisms in writing. Why Another Smarter Contact Review

Most Smarter Contact reviews are written by people who opened a trial, sent a few thousand messages and wrote it up. This one comes from 23.2 million messages across 21 months of live client campaigns, which is long enough to know where the platform holds up and where it does not.

What Smarter Contact Is

An SMS marketing platform built specifically for real estate investors. Bulk texting with 10DLC registration handled, a shared team inbox for replies, list management, drip sequences, DNC scrubbing and a dialer. It is not a generic SMS tool pointed at real estate — the workflow assumes you are texting property owners from a skip-traced list.

What It Does Well

  • 10DLC registration handled properly — the single biggest barrier to starting, and they walk you through it
  • Reply management that works at volume — a shared inbox several people can work without colliding
  • Built-in DNC scrubbing and opt-out handling, which keeps you compliant without a separate process
  • List import and management that assumes skip-traced investor data rather than e-commerce contacts
  • Dialer included, so SMS and calling run from one platform instead of two
  • Reporting that is genuinely detailed — delivery, carrier blocking, opt-out, AI filtering, reply rate and median response time per campaign, not just a send count
  • Responsive support — genuinely better than most tools in this category

What the Reporting Actually Looks Like

Results vary

These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your cost per lead and results will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.

Reviews of this platform almost never show the product. These are two consecutive months from one live client account I run — account name and avatar removed, numbers untouched. They are the screens you would be looking at every morning if you bought it.

Three things are worth drawing out of those two screens, and the third one is not flattering.

  • Delivery held at 99.96–99.98% with carrier blocking at or near zero. That is what correctly registered 10DLC and a managed number pool look like. It is not automatic — it is the result of daily attention — but the platform makes it achievable.
  • Median response time was 1m 16s in August and 1m 13s in September. That is the number that actually decides whether a reply becomes a lead, and it is a function of staffing the inbox rather than of the software.
  • Scaling the volume made the percentages worse, not better. September sent 36% more messages than August and produced fewer leads — 624 against 833. Reply rate fell from 12.53% to 10.61%, and messages per lead went from 85 to 155. More volume into a list that is being worked harder returns less per message. Anyone modelling this as a straight line from 50k to 200k messages is going to be disappointed.

What these screens cannot tell you is which messages became contracts. No SMS platform can — that join happens in your CRM, and any vendor claiming otherwise is counting your acquisitions team's work as its own. Everything up to the lead, though, is measured properly here.

That last point is the honest counterweight to every SMS case study you will read, including mine. Volume is the easy lever and it is the one with the fastest-diminishing returns.

Where It Falls Short

No platform in this category is problem-free, and the problems matter more than the feature list when you are sending at volume.

  • Deliverability needs active management. Numbers get flagged, throughput drops, and you need someone watching daily. True of every SMS platform, but nobody tells you before you buy
  • The learning curve is real. Most people underuse it badly for the first month
  • Costs climb with volume in a way that catches people out when they scale from 20k to 200k messages
  • Templates matter more than the platform. Bad copy sends just as fast as good copy

Smarter Contact Pricing

Pricing is per-message-credit with a monthly platform fee, and the published rates move often enough that quoting exact numbers here would mislead you — check the current pricing page. Partner links frequently carry better than public rates, which is worth checking before you sign up at list price.

The number that actually matters is cost per lead, not cost per message. At my measured average of 352 messages per lead, a fractional difference in per-message pricing changes your cost per lead more than most people expect. Work out your own ratio before optimising for a cheaper rate.

For every plan, the effective cost per text at each tier and the fees the plan price leaves out, see Smarter Contact pricing explained.

Launch Control vs Smarter Contact

The two genuine contenders for REI texting. I run both for clients and would not call either one universally better.

  • Getting started — Smarter Contact is quicker to get sending; Launch Control asks more of you up front
  • Deliverability — Launch Control's engineering around number rotation is strong at very high volume
  • Reply workflow — Smarter Contact's shared inbox is the better daily working environment for a team
  • Pricing — close enough that volume tier and partner rate matter more than list price
  • Who I recommend each to — Smarter Contact for most operators, Launch Control when very high volume is the priority

If you are choosing today with no history on either: Smarter Contact if you want the shorter path to sending and a strong reply workflow; Launch Control if deliverability engineering at high volume is your main concern and you have someone to run it.

Who Should Not Buy It

If you are not going to work the replies daily, do not buy either platform. The limiting factor in SMS is almost never the sending — it is whether someone answers within minutes when a seller replies. Software does not fix that.

If you are sending under a few thousand messages a month, the platform fee is poor value. And if you want someone else to run it entirely, the tool matters less than the operator; that is what my SMS management service is.

The Verdict

Smarter Contact is the platform I put most new clients on, and I would still say so without the commission. It gets you compliant and sending faster than the alternatives, and the reply workflow suits how investors actually work. Deliverability needs active management whichever platform you pick — that is the channel, not the vendor.

Getting Started: What the First Two Weeks Look Like

The gap between buying the platform and sending at volume is where most people lose patience. Realistically:

  • Days 1–3 — account setup, brand and campaign registration submitted for 10DLC
  • Days 3–10 — 10DLC approval, which is out of everyone's hands and occasionally slow
  • Days 5–10 — list import, skip tracing, DNC scrubbing, templates written
  • Days 10–14 — first sends at low volume to test deliverability before scaling
  • Week 3 onward — volume increases gradually as numbers prove healthy

Anyone telling you that you can buy an SMS platform today and blast 50,000 messages tomorrow is describing a route to getting your numbers flagged within a week.

Deliverability: The Part Nobody Warns You About

This is the single biggest determinant of whether SMS works for you, and it has little to do with which platform you chose. Carriers filter aggressively, numbers get flagged, and throughput quietly drops while the dashboard still reports messages as sent.

  • Daily monitoring of number health, with flagged numbers replaced before throughput collapses
  • Gradual volume ramp rather than switching on at full output
  • Message variation, because identical copy at volume is the fastest route to filtering
  • Clean lists — bad data causes undeliverables, and undeliverables damage sender reputation
  • Opt-outs honoured instantly, which is both a legal requirement and a deliverability signal

None of this is a Smarter Contact failing specifically — it is the channel. But the platform will not do it for you, and the sales process does not mention it.

Who It Suits, by Operator Type

  • Solo wholesaler, 10–20k/month — good fit, provided you work replies daily
  • Team with an acquisitions desk — strong fit, the shared inbox is the differentiator
  • Land investor — good fit, though your data stack matters more than your SMS platform
  • Very high volume, 200k+/month — evaluate Launch Control alongside it
  • Testing with a few thousand messages — the platform fee is poor value at that level

Alternatives Worth Knowing

If you are weighing the two directly, or already on Launch Control and considering a move, I have written that up separately: Launch Control vs Smarter Contact, including the migration order that keeps your delivery rate intact.

Beyond Launch Control, the honest picture: generic SMS platforms like Twilio-based tools are cheaper per message and far more work, since you build compliance and reply management yourself. All-in-one platforms such as GoHighLevel bundle texting with CRM and funnels, which suits operators who want one subscription and will accept weaker REI-specific features.

For a wholesaler or land investor sending real volume, the REI-specific platforms win on the things that cost you money — 10DLC handling, DNC scrubbing and a reply inbox built for this workflow.

FAQ

Smarter Contact FAQ

Is Smarter Contact worth it for real estate investors?
If you are sending meaningful volume and will work the replies daily, yes. It handles 10DLC compliance, DNC scrubbing and reply management in one place, which is what matters operationally. If you will not work replies within minutes, no SMS platform will produce the results you are expecting.
How much does Smarter Contact cost?
A monthly platform fee plus message credits, with rates that change often enough that you should check the current pricing page rather than trust a number on a review. Partner links often carry better than public pricing. The figure to compare is cost per lead, not cost per message.
Launch Control vs Smarter Contact — which is better?
Neither is universally better. Smarter Contact gets you sending faster and has the stronger reply inbox for teams. Launch Control's deliverability engineering is strong at very high volume but asks more of you to run. I use both on client accounts and choose based on volume and who is operating it.
Do I need the platform if you manage my campaigns?
Yes, and the account stays in your name. You pay the vendor directly, I work inside your account, and your data, numbers and leads remain yours. That is deliberate — if we stop working together you lose nothing.
What response rate should I expect?
Across 23.2 million messages on client accounts the average is 352 messages per qualified lead, with my best month at 213 and worst at 494. Response rate alone is a vanity figure; messages per lead is what actually predicts your cost per deal.
