Five client accounts, with the totals taken straight from my KPI tracking rather than rounded up for a website. Company names are shortened at my clients' request, and I publish headline totals rather than each account's month-by-month reporting — that belongs to them, not to my marketing. The accounts with unflattering ratios are here alongside the good ones.

Abode — Home Buyers

House investor · longest-running account · 28 months

The account I have run longest, live since October 2023. It began small and settled into roughly 100,000 messages a month, sustained for over two years. This is also the hardest-working account on the page: it operates in competitive house markets where owners have been texted by every investor in the metro, so it needs far more messages per lead than the land accounts below. I am showing it precisely because of that.

Discount L. — Land Investor

Land investor · efficiency outlier · 23 months

The most efficient account I run, and not because the campaigns are cleverer. Land owners receive a fraction of the investor marketing homeowners do, so the same message lands on a far less saturated audience. It has produced more seller leads than every other account on this page combined, from roughly half the volume of the Abode account.

Fine — Land Investor

Land investor · scaled through year one · 13 months

Started in September 2025 at modest volume and grew steadily through its first year rather than opening at full throttle. That ramp is deliberate: numbers need to warm, templates need testing against the actual list, and the acquisitions side needs time to build the habit of working replies daily. Accounts launched at maximum volume usually produce a spike and then a stall.

Direct H. — Home Buyers

House investor · high volume, newer account · 7 months

A house-buying account running high volume since March 2026. Seven months is long enough to prove the channel carries and not long enough to call it a track record, which is why it sits here with its real numbers rather than being left out. Like the Abode account, it works a saturated house market and the ratio reflects that.

FC — Home Buyers

House investor · shortest run on this page · 5 months

The smallest and shortest-running account here, live from February to July 2026. I have included it because a page showing only large, mature accounts tells you nothing about what the first few months actually look like. This one performed well early and at modest volume.

What These Accounts Have in Common

  • The ones that work, stay. The two longest have run 28 and 23 months. Nobody runs SMS for two years because it nearly works
  • They scaled gradually. Every account started small and grew as the data proved out
  • Replies were worked daily. The accounts that stall are the ones where nobody answers
  • Lists were recycled. Across these accounts the cheapest leads consistently came from lists contacted months earlier
  • Volume matched capacity. More leads than you can call is just a costlier way to lose them

What These Numbers Do Not Show

Results vary

These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your cost per lead and results will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.

Leads, not closed deals. I run marketing; whether a lead becomes a contract depends on your acquisitions process, your offers and your follow-up speed — none of which I control. Any marketer showing closing rates as their own metric is claiming credit for your negotiation.

They also do not show each account's full reporting. The figures above are lifetime totals across the months each campaign was actually running; paused months are excluded rather than counted as zeros. I deliberately stop short of publishing my clients' month-by-month performance — if you become a client, I would not publish yours either.

FAQ

Case Study FAQ

Are these numbers real?
They come from the KPI tracking I maintain for every client account. Company names are shortened at my clients' request, and I publish lifetime totals rather than each account's month-by-month reporting. The accounts whose ratios are unflattering are included alongside the strong ones rather than quietly left out.
Why show leads rather than closed deals?
Because leads are what I control. Whether a lead becomes a contract depends on your offers, your negotiation and how quickly you follow up. A marketer who presents closing rates as their own metric is taking credit for your acquisitions process.
Why do land accounts produce so many more leads than house accounts?
List quality, market saturation and asset type. Land owners receive a fraction of the investor marketing homeowners do, so land accounts in my tracking return several times more leads per message than house accounts in competitive metros. Both are worth running — the ratios simply differ, and any marketer quoting one blended number across both is averaging two different businesses.
Can you get me the same results?
I can tell you honestly what your market and list can support before you spend anything. What I will not do is hold up my best-performing land account as your expectation — that account is an outlier, and treating outliers as forecasts is how marketing relationships go wrong.
