Land Is a Different Marketing Problem

Land flipping and land wholesaling look like house investing with fewer moving parts, and the marketing is genuinely easier in some ways — no tenants, no repairs, no emotional attachment to a childhood home. But the data sources are different, the owners are different, and almost every marketing agency in this space has no idea the difference exists.

Land owners are frequently out of state, often inherited the parcel, and in many cases have not thought about it in years beyond the tax bill. That changes the list, the message and the timeline.

Why Most Marketers Get Land Wrong

  • They price land like houses, using comps that do not exist for vacant parcels
  • They pull from house-focused data that lacks acreage, access, zoning and topography
  • They use house messaging — condition, repairs, tenants — none of which applies
  • They ignore owner financing, which is how a large share of land actually sells
  • They treat rural counties like metros, where parcel counts and response patterns are entirely different

The Data Stack for Land

House-focused platforms do not carry the fields that matter for land. These do:

Land-specific platforms I run
PRYCD Land Insight Land Portal BatchSkipTracing PropertyRadar

Some of these are partner links — I may earn a commission at no extra cost to you, and I use every one of them on live land campaigns. See my affiliate disclosure.

PRYCD is the one that matters most. Pricing vacant land is genuinely hard — there are no comparable kitchens to adjust for — and offering badly is how land campaigns fail. Accurate pricing before the offer goes out is most of the game.

How I Market for Land Investors

  • SMS campaigns with land-specific templates — the message that works on a tired landlord does not work on someone who inherited 10 acres
  • Accurate pricing first via PRYCD, so offers are credible rather than insulting
  • Direct mail, which still performs unusually well for land because owners are older and often out of state
  • Cold calling for higher-value parcels where a conversation justifies the cost
  • Skip tracing built for absentee owners, since land owners are rarely at the property address

Who This Is For

Land flippers scaling past what they can pull themselves. Wholesalers adding land to a house business and finding the usual data does not work. Anyone running rural or multi-county campaigns where the parcel count is high and the per-deal margin justifies proper marketing.

Land Messaging That Works

House copy fails on land for an obvious reason once you see it: there is nothing to repair, nobody living there, and often no emotional attachment at all. Half of what makes a house message land is irrelevant.

Land opening message

Hi {FirstName}, I buy land in {County}. Would you consider an offer on your {Acreage} acres on {Road}?

No mention of condition, repairs or tenants — none of which exist.

Owner-finance angle

Hi {FirstName}, I buy vacant land in {County} and can pay cash or structure payments. Open to an offer on the {Acreage}-acre parcel?

Mentioning terms widens the pool. A significant share of land sells on owner financing.

The other difference is timeline. Land owners are rarely in a hurry — there is no mortgage pressure and no tenant problem — so the follow-up sequence runs longer and the recycle window is wider. Writing off a land list after four touches wastes most of what you paid for.

A Realistic Picture of Land Campaign Economics

Results vary

These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your cost per lead and results will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.

Land accounts in my tracking run far more efficiently than house accounts — my best-performing land account needs well under a fifth of the messages per lead that my high-volume house accounts do. Land owners simply receive a fraction of the investor marketing homeowners get. See the case studies for the account totals.

Ranges from my client tracking; your market will differ
MetricLand accountHouse account
Messages per lead65–200300–600
Monthly volume neededLowerHigher
Market saturationLowHigh
Follow-up windowLongerShorter
Typical deal sizeSmallerLarger

The caveat: land deals are usually smaller in absolute profit than house deals, so efficiency per lead is doing more work in the maths. Cheaper leads and lower margins can still net out well, but you should know which one you are optimising for.

Where Land Deals Actually Come From

Three sources produce most land contracts, and they are not equally weighted:

  • Outbound to filtered lists — the bulk of volume, and where SMS and mail do the work
  • Recycled non-responders — land owners change circumstances slowly; a 6-month recycle regularly outperforms fresh data
  • Inbound from search — smaller but the highest intent, and almost nobody in land competes for it properly

Direct Mail Still Works Here

Mail is largely finished for house investors in saturated metros. For land it is still one of the better channels, because the owner profile is different — often older, frequently out of state, and far less likely to respond to an unknown number.

  • Postcards for volume, letters for higher-value parcels
  • Offer ranges rather than a single number, since pricing land blind is risky
  • A clear, simple response path — one phone number, one website
  • Several touches, not one. A single mailing is a wasted list
  • Tracked by batch, so you learn which counties and filters respond

Mail is slower and costs more per touch, so it suits higher-value parcels where a single deal justifies the spend. Running it alongside SMS on the same list consistently outperforms either alone.

FAQ

Land Investor Marketing FAQ

How is marketing for land different from houses?
Different data, different message, different owner. Land requires acreage, zoning, access and topography data that house platforms do not carry, and pricing is harder because vacant parcels have no comparable improvements. Land owners are also more often out of state and inherited the parcel, which changes both timeline and tone.
What tools do you use for land investor marketing?
PRYCD for pricing, comps and list scrubbing; Land Insight and Land Portal for parcel data; BatchSkipTracing for owner contact details; PropertyRadar for broader searches. PRYCD matters most because accurate pricing before the offer is the difference between a credible campaign and an ignored one.
Does SMS work for land flipping?
Yes, and often better than for houses. Land owners are less besieged by investor marketing, and the message is simpler because there are no repairs or tenants to discuss. Templates must be land-specific though; house copy reads as obviously irrelevant and gets ignored.
Should I flip land or wholesale it?
Acquisition marketing is the same for both; the exit differs. Flipping means taking title and reselling, often with owner financing. Wholesaling means assigning the contract. Decide before you market, because it changes which parcels are worth pursuing in the first place.
Do you work with land investors in every state?
Yes. Land campaigns frequently run across several states at once, since parcel counts in any single rural county are often too low to sustain volume. The data platforms cover nationwide, so the constraint is your buy box rather than geography.
