Clean, organized data is the foundation of every successful marketing campaign. I handle all your list pulling, skip tracing, and data organization.
The quality of your data directly impacts your marketing results. I provide comprehensive data management that ensures your lists are clean, organized, and ready for campaign execution. Managing over 1 million records monthly across multiple clients.
Real estate investors and wholesalers who need consistent, clean data for their SMS, cold calling, and direct mail campaigns. Perfect for operators who want to focus on deals while someone else handles the data.
Some of the tools above are ones I partner with. If you sign up through these links I may earn a commission at no extra cost to you — and in some cases you get pricing better than the public rate. I only recommend tools I use on client campaigns every day. See all of them on my tools page.
Pricing depends on list volume, how many sources you pull from and how often you need refreshes — so I quote it per operation rather than publishing a tier that would not fit you. Tell me what you are running and you will have a number the same day.
A short call, an honest quote, no obligation.
Every investor list is a bet that a group of owners is more likely to sell than the general population. Some bets are much better than others, and the ranking is fairly stable across markets:
Where land is concerned the list logic changes entirely — see land investor marketing.
List stacking means pulling several lists and prioritising the records that appear on more than one. An absentee owner is a modest prospect. An absentee owner who is also tax delinquent, on a vacant property, is a different proposition entirely — two independent signals of the same problem.
In practice a stacked list of 5,000 records usually outproduces an unstacked list of 25,000, for a fraction of the send cost. It is the single highest-return hour of work in a campaign and it is the step most often skipped, because pulling one big list is faster.
Skip tracing attaches phone numbers and emails to owner records. Expect roughly 60–80% of records to return at least one number, and expect a meaningful share of those numbers to be wrong regardless of provider. Anyone promising near-total accuracy is selling, not reporting.
Data decays faster than most people assume, and stale data is actively harmful rather than merely useless — it raises your opt-out rate, which puts your sending numbers at risk.
| List | Refresh | Why |
|---|---|---|
| Probate | Monthly | New filings are the whole value |
| Pre-foreclosure | Monthly | Time-boxed; stale records are resolved |
| Tax delinquent | Quarterly | County data updates on its own cycle |
| Absentee / high equity | Every 6 months | Slow-moving by nature |
| Skip-traced numbers | Every 6 months | People change numbers constantly |
Recycling matters as much as refreshing. Some of the cheapest leads across my accounts come from lists contacted months earlier — the owner's circumstances changed even though the record did not.
