Professional cold calling management with trained callers, daily monitoring, and consistent lead generation for real estate investors.
Cold calling remains a proven channel for reaching motivated sellers in real estate. I provide end-to-end cold calling management — from recruiting and training callers to daily campaign oversight, spam monitoring, and KPI tracking.
Real estate wholesalers and investors who want consistent, professional phone outreach to motivated sellers without the hassle of managing callers themselves.
Some of the tools above are ones I partner with. If you sign up through these links I may earn a commission at no extra cost to you — and in some cases you get pricing better than the public rate. I only recommend tools I use on client campaigns every day. See all of them on my tools page.
Cold calling is quoted per operation — it depends on how many callers you need, the hours you want covered and which dialer you are running. Tell me the size of the team you have in mind and you will have a number the same day.
A short call, an honest quote, no obligation.
Calling property owners from a researched list to find the small percentage who would consider selling. It is the oldest channel in the business and still the one that produces the most conversation per contact — a call that connects gets you a dialogue, where a text gets you a sentence.
It is also the most labour-intensive thing you can do. The economics only work when someone competent is dialling consistently for hours, which is why nearly every investor doing it at scale uses trained virtual assistants rather than doing it personally.
These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your call results and cost per lead will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.
Real ranges from the accounts I manage, so you can budget rather than hope. One caller working a full day gets through roughly 300–500 dials, depending on list quality and whether the dialer is single or multi-line.
| Metric | Range | Note |
|---|---|---|
| Dials per caller per day | 300–500 | Multi-line dialer at the top of the range |
| Contact rate | 8–15% | Share of dials reaching a human |
| Conversations per day | 25–60 | What the caller is actually paid for |
| Leads per caller per day | 1–3 | Qualified seller leads, not just interest |
| Dials per lead | 150–400 | The number to budget against |
A caller producing under one lead a day consistently has a list problem or a script problem, and it is worth finding out which before replacing the caller. Most of the time it is the list.
I run both, and the honest answer depends on what you are short of — money or time.
Most operators doing well run SMS for reach and calling for the lists worth a human. Running neither properly and blaming the channel is the common failure.
Cold calling carries more legal exposure than texting, and the exposure is personal rather than theoretical.
TCPA penalties are assessed per call. A list dialled without scrubbing is not a small mistake, and it is the reason I will not run calling on data a client pulled from an unknown source.
A script is a structure, not a recital. Callers reading verbatim sound like a recording and get hung up on. The structure that holds:
Objections are mostly four: not interested, already listed, price is too low, stop calling. Each gets one honest response and then the caller moves on. Callers who argue produce complaints, and complaints are expensive.
Both work. They fail differently, and it is worth knowing which failure you can absorb.
At one caller, hiring direct usually wins on cost if you have time to manage. At three or more, management becomes a real job and that job is usually worth paying someone else to do. The benchmarks and cost detail are in my VA cost and KPI guide.
Let me build and manage your cold calling team for maximum lead generation.
