Smarter Contact, Launch Control, Lead Sherpa and REI Reply compared on price, volume and who each one suits, written by someone who has sent 23.2 million cold texts to property owners.
This guide is the detail behind a service I run for clients. If you would rather hand it over than do it yourself, see SMS Marketing.
Short answer: for most investors texting cold, skip-traced lists, Smarter Contact is the platform I would start on. Launch Control is the alternative when very high volume is the priority and someone on your team will manage deliverability daily. Lead Sherpa is the cheapest way in if you want skip tracing bundled, and REI Reply suits an operator who wants texting, AI calling and a CRM in one subscription and is happy to set it up. Agent-side tools like SimpleTexting or EZ Texting are built for contacts who opted in, not for cold outreach to property owners.
I have sent 23.2 million messages on client accounts, almost all of them through Smarter Contact and Launch Control. I have not run client accounts on Lead Sherpa or REI Reply, so those two entries are based on their published plans rather than my own sending data. I would rather tell you that than pretend.
I am a recommended partner for Smarter Contact and Launch Control and earn a commission from both. I have no relationship with Lead Sherpa or REI Reply. Prices are the vendors' published list prices as reported in 2026 and change often, so confirm before buying. Full disclosure.
Search for "best real estate texting software" and most of what comes back is built for agents: open-house follow-ups, listing alerts, nurturing past clients. Those contacts gave consent. An investor texting absentee owners pulled from a list did not, and that one difference changes what the software has to do.
If you are an agent nurturing your own database, an agent tool is fine. If you are buying houses or land from owners who have never heard of you, you need one of the four below.
| Platform | Entry price | Volume at that price | Best for |
|---|---|---|---|
| Smarter Contact | $199/mo (quarterly) | 2,500 texts; Elite Plus 20K is $799 | Most investors; teams working replies at volume |
| Launch Control | $497/mo | 10,000 messages, 1 user | High volume with a dedicated operator |
| Lead Sherpa | Free tier; Starter $148/mo | 900 a month free; 15,000 on Starter | Tight budgets; skip tracing bundled |
| REI Reply | $99/mo plus usage | Unlimited, billed per message at carrier cost | All-in-one CRM, AI calling and texting |
The platform I put most new clients on. 10DLC registration is guided, the shared inbox lets several people work replies without colliding, and the reporting goes deeper than anything else in the category: delivery, carrier blocking, opt-out, reply rate and median response time per campaign. On one account I run, that reporting showed 99.96–99.98% delivery across two months and 71,170 to 96,890 messages a month. A dialer is included.
Where it falls short: costs climb quickly with volume, the first month has a real learning curve, and deliverability still needs daily attention. Elite Plus plans run from $799 for 20,000 texts to $1,799 for 100,000. The full breakdown is in Smarter Contact pricing explained and the screenshots are in my Smarter Contact review.

Strong engineering around number rotation and sending at very high volume, with good hand-holding at setup. Published plans: Lite at $497 for 10,000 messages and one user, Core from $797 for 20,000 and up to two users, Pro at $1,497 for 50,000 and up to four users, and custom Enterprise pricing. Reporting is adequate rather than deep, and the reply inbox works better for small teams than large ones.
If you are already running Launch Control well, stay where you are. Switching costs weeks of delivery stability while new numbers warm. The case for and against moving is in Launch Control vs Smarter Contact.
The cheapest way into investor texting with skip tracing included. Its published tiers start with a free plan capped at 900 messages a month (30 a day), then Starter at $148 for up to 15,000 messages and 5,000 free skip-trace records, Core from $499 for up to 45,000 and Pro at $1,299 for up to 100,000 with an account manager. All tiers allow unlimited users, and leads push to Podio or anything Zapier reaches.
Worth checking before you commit: daily sending caps sit underneath every plan (500 a day on Starter), so a 15,000 allowance takes the whole month to use. Compare that with how fast you want to work a new list.
A different model: one low subscription, $99 a month or $997 a year, with SMS, email, AI voice calling, ringless voicemail, a CRM, landing pages and skip tracing in one place. Usage is billed on top at roughly a cent per SMS segment, passed through from the carrier. The published setup fee is $1,499, often waived as a promotion, and all sales are final.
On paper it is the cheapest per message. The trade-off is that you are configuring a general-purpose marketing system rather than buying an investor texting workflow that is already built, so budget setup time, or pay someone for it.
These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your cost per lead and results will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.
Comparing entry prices is misleading, because each vendor packs a different volume into its cheapest plan. Here is the same workload priced on each, platform fee only:
| Platform | Plan | Monthly cost | Note |
|---|---|---|---|
| Smarter Contact | Elite Plus 50K | $1,199 | 50,000 texts included |
| Launch Control | Pro | $1,497 | 50,000 messages, up to 4 users |
| Lead Sherpa | Core | from $499 | Up to 45,000; Pro at $1,299 for more |
| REI Reply | $99 plan | about $600 | $99 + about $0.01 × 50,000 segments, before number fees |
The spread looks large. In practice it is the smallest number in your SMS budget that you can actually change. At my measured average of 352 messages per lead, 50,000 messages is about 142 leads. A $900 difference in platform fee is about $6 a lead. Getting replies answered in one minute instead of one hour, or cutting a stale list for a fresh one, moves cost per lead far more than that.
Starting from zero with a skip-traced list and someone ready to answer replies: Smarter Contact. Already on Launch Control and happy: stay. Testing the channel on almost no budget: Lead Sherpa's free or Starter tier will tell you whether you can handle replies before you spend real money. Wanting one system for texting, calling and CRM and willing to build it: REI Reply.
Whichever you choose, the first two weeks look the same: register 10DLC, scrub the list, write short property-specific openers, start at low volume and ramp as the numbers prove healthy. The TCPA and 10DLC compliance guide covers the rules, and the motivated seller scripts cover what to send.
Tell me your markets, volume and team size and I will tell you which platform I would put you on and what it will cost all in.
