The Pages That Actually Rank

Investor SEO is not a blog. It is a small set of pages built around how a seller describes their own problem, each one answering a question a search engine already sees people asking.

  • Market pages — one per market you genuinely buy in, with real local detail
  • Situation pages — probate, pre-foreclosure, inherited, tired landlord, vacant, divorce, relocation
  • Property-type pages — land, multi-family, mobile homes where you buy them
  • Process pages — what a cash sale involves, how fast it closes, what the seller pays
  • Proof pages — deals done, with numbers. Almost nobody publishes these, which is exactly why they work

A Worked Example

Results vary

These figures come from my own client campaigns and are shared to show how the maths works, not as a promise or a typical result. Your timeline and results will depend on your market, list quality, offer, budget, how fast replies are answered and current platform pricing.

Say you buy in Tampa. The head term “we buy houses Tampa” is contested by every cash buyer in the market and a national brand with a thousand pages. Chasing it first is how budgets disappear.

  • “sell inherited house Tampa” — specific situation, specific market, almost no competition
  • “sell house with tenants Tampa” — a tired landlord describing their own problem
  • “stop foreclosure Hillsborough County” — county-level, urgent, under-served
  • “sell house as is Tampa no repairs” — long-tail and unmistakably transactional
  • “probate house sale Florida” — state-level, high intent, genuinely useful to answer properly

Each of those is low volume on its own and the aggregate is modest — but the intent is total. Somebody searching “sell inherited house Tampa” is not researching. Once those rank, the head term becomes reachable because the site has demonstrated topical depth.

The Technical Checklist

None of this wins rankings by itself; all of it loses rankings when absent.

  • Every page indexable, with a correct canonical and no accidental noindex
  • A sitemap that matches reality, submitted in Search Console
  • Core Web Vitals inside Google's thresholds, particularly on mobile
  • Schema markup identifying the business, the service and the areas served
  • Internal links concentrating authority on the pages meant to convert
  • One H1 per page, carrying the phrase that page is for
  • HTTPS with a single canonical hostname — www and apex must not both resolve

Google's own Core Web Vitals documentation sets the performance thresholds, and Search Console is where you confirm what is actually indexed rather than what you assume is.

A Realistic Timeline

Typical for a site starting with little authority
PeriodWhat happensWhat to measure
Weeks 1–4Technical fixes, pages published, indexing beginsPages indexed in Search Console
Months 2–3Long-tail terms start appearing in resultsImpressions, average position
Months 3–4First meaningful organic enquiriesClicks, form fills by source
Months 6–9Competitive situation terms reach page oneRankings, lead volume
Months 9–12Head terms become reachableCost per lead vs outbound

Ranking in AI Answers

Increasingly, sellers ask an assistant rather than typing a query. What gets cited is not what ranks first — it is what is easiest to quote accurately.

  • Crawlable — the content must be in the HTML, not assembled by JavaScript
  • Structured — schema telling the model who you are and what you do
  • Specific — real numbers, named tools, dated claims rather than generalities
  • Attributable — a named author with evident experience, not anonymous copy
  • Cited elsewhere — models weight sources other sites reference

That last point is the one most sites fail. Copy that could describe any investor gives an AI nothing to attribute. A page stating “352 messages per seller lead across 23.2 million sends” gives it something specific, sourced and quotable.
